Up For Sale Again!
Star Academy is up for sale again! The sale is set for Sept. 16 at 11 am MST at the Custer Courthouse. Yep, this is the 3rd time in the past 3 years that it has been on the auction block.
If you remember, Star Academy served as a juvenile detention and treatment center until the Daugaard administration closed it in 2016. It went up for sale in the fall of 2017 and failed to sell. Then in January 2018, it sold to several business partners in the Custer area for 2.34 million, which was the appraisal price.
Because of an insufficient funds check in May 2019, the state repossessed the property in August of 2019. I should mention that the state sold it then on a contract for deed. Seriously? Yep. (Daugaard administration, not Noem.)
So, now after 13 months since the repossession, it is going on the auction block. I have a few questions.
-Why wait 13 months to re-sell? I’m sure the School and Public Lands answer is that they needed another appraisal.
-Why does it take 13 months for an appraisal?
-What is the cost to us taxpayers for this appraisal, and the appraisal when it sold in January 2018?
-Is it true it costs the state $351,115 to maintain the facility while it sits empty? (I got that figure off of the School and Public Lands website.) This is all the more reason to have a sense of urgency and sell the property, right?
Star Academy is located 5 miles south of Custer, SD on Highway 385. Its address is 12279 Brady Dr., Custer, SD 57730.
-It consists of 173 acres
-Buildings on the campus cover 168,880 square feet.
-Administration and main building structures are 119,263 sq. feet
-It has 7 residential homes on the complex
-173 acres include a fishing pond, baseball field, and a running track/trail system
-Also has a cemetery and prospective buyers should check into protocol for having a cemetery on the property
This newest appraisal at a cost of ?? came in at $2 million. That’s approx. $350,000 less than the first appraisal. Does that sound right to you? Isn’t Black Hills property increasing in price? Also, there is an option at this auction to slice off 40 acres, including the fishing pond, with a minimum bid of $320,000. However, the state still needs $2 million total. So, the other slice has to go for at least $1,680,000. Clear as mud, right?
In closing, my suggestion is to not have the sale inside the Custer Courthouse or outside on the lawn. I suggest we have it on the Star Academy Campus for all to see and attend. Also, if outside we encounter inclement weather, we could have it in the multi-use gymnasium building. This would also give us good social distancing using CDC requirements which is only wise to do. By doing this, more prospective buyers would feel comfortable to show up at the auction. See you there on September 16th!
P.S. It’s at the courthouse now, unless School and Public Lands listen to my suggestion.
